What’s the best way to find investors for a very unique business start up with a huge upside potential?

My business partner and I are in the planning stages of an Indoor Wakeboarding park. The costs is approx. $10 million. The project would take about 1 year to build and would be unlike anything else in the USA. It’s in a major city 15 minutes from an international airport.
